Property valuations combine both art and science. In assessing individual property valuations, we use both our professional experience as chartered surveyors, and information gained from extensive market knowledge, captured in our detailed database of property sales. The database is kept up-to-date with recent property transactions recorded in the Register of Sasines as well as through our personal contacts with other chartered surveyors and estate agents

Clients should be aware that the Single Survey is due to be introduced late in 2008 (although precise details and timing could easily change). These surveys will be paid for by the seller and completed by a surveyor before the property can be put onto the market. The Single Survey will include a detailed Survey with a property Sale Questionnaire, with more information than a typical (Scheme 1) mortgage valuation. The seller will also have to seek professional advice from surveyors and solicitors on the title deeds and provide any property guarantees. An energy report on the current energy usage with its CO2 rating will also be required.
