Market conditions are fundamental to any successful letting of land. We make it our business to keep up-to-date with land requirements and supply so that we can negotiate from a position of strength. The same principles apply to finding a suitable hilltop site for a phone mast, a siding next to a road or railway, or a field for potatoes.
When it comes to leases, we have a preference for brevity: more than seven pages and the agreement is too heavily weighted in anticipation of a problem, in which case the plan to let to the tenant cannot be right to start with!
