Old Manse, Valuations and Home Reports

Chalmers & Co carries out a wide range of professional property valuations including Home Reports required for most residential sales in Scotland. We provide valuations for residential, development, agricultural and commercial properties for: mortgage and bank loans; Inheritance Tax or Capital Gains Tax; insurance; development appraisals; pre-letting; pre-sale and Home Reports for vendors.

Property valuations combine art and science. We use both our professional experience as chartered surveyors, and information gained from extensive market knowledge, captured in our databases. Whatever the type of valuation required, we provide confidential, detailed, professional reports, with pragmatic, objective advice on any issues, asking prices and development opportunities.

A Home Report must be provided by *most vendors and made available for all prospective purchasers on request. There are three elements in all home reports, which cost from £300 (+ VAT) to £800 (+ VAT), depending upon a property's value, as follows:
  • Single Survey − an objective report on the condition and market value of the property completed by a chartered surveyor. Estimates for required repairs or improvements may also be provided. The report can be adapted for the purchaser's mortgage provider (subject to being accepted by the funder).
  • Energy Performance Certificate (EPC) − provides an energy efficiency rating and environmental impact rating (covering both current and potential ratings). An EPC also provides information on fuel costs and suggests energy efficiency improvements.
  • Property Questionnaire − a simple document completed by the vendor to give details such as the property's Council Tax band, parking, listing, alterations, central heating, services, guarantees and boundaries.
